PROJECT 06 / HOMEOWNERS & LANDLORDS / SCOTLAND

Property Extension Drainage Survey

Envirotech Drainage Solutions was appointed to investigate the existing drainage system at a residential property ahead of a planned extension.

The survey was required to establish the route, condition and connectivity of the existing drainage network, helping the homeowner understand how the proposed works could interact with below-ground drainage before construction commenced.

THE CHALLENGE

Project Overview

Before the proposed extension progressed, the homeowner needed clearer information about the existing underground drainage. Available records alone could not establish the precise routes, condition and connections of the accessible pipework.

Envirotech combined CCTV inspection with sonde tracing to investigate existing drainage routes, connection points and visible pipe condition. The findings provided a more useful basis for design discussions and early planning around the proposed building works.

THE BRIEF

Scope Of Works

Works included:

  • CCTV inspection of accessible drainage pipework
  • Sonde tracing of underground drainage routes
  • Identification of existing connections
  • Confirmation of accessible pipe routes
  • Recording of pipe condition
  • Identification of visible defects or restrictions
  • Inspection of accessible chambers
  • Photographic and CCTV evidence
  • Drainage information to support extension planning

ON SITE / TECHNICAL DELIVERY

CCTV Survey, Tracing & Connectivity

CCTV inspection was used to assess the internal condition of the accessible drainage system and establish how sections of pipework connected around the property.

Where routes were unclear, sonde tracing helped identify the approximate position and direction of underground drainage pipework.

Combining CCTV surveying with tracing provided a more complete understanding of the system than relying on existing drawings or assumptions alone, helping establish which sections of drainage could potentially be affected by the proposed extension.

THE RESULT

Project Outcome

The completed investigation gave the homeowner a clearer understanding of the accessible drainage network, including identified pipe routes, connections and the visible condition of surveyed sections.

CCTV footage and sonde tracing provided practical evidence for discussions with the designer and contractor about the proposed extension and its potential interaction with existing drainage.

Establishing this information before construction helped the homeowner plan around known pipework and reduced reliance on assumptions about underground connections. The survey also provided a record for future maintenance or investigation. Sonde-derived routes and depths are approximate, and the survey does not by itself verify hydraulic capacity or watertightness.
